Rental Requirements

Everlane Property Management requires every tenant to submit an online application through Buildium.  Buildium charges a non-refundable $35 application fee per tenant. The application requires a submission of a social security number, along with various personal information, for a credit and background check. The application can be used for multiple properties. All final decisions on tenant approval are made by homeowners, usually within a 48 hour period. Everlane Property Management does not collect payment for applications and cannot reimburse for applications. We wish you all the luck in your housing hunt!

Please thoroughly review all requirements before applying.

Application Guidelines and Fees:

  • An application fee of $35 is required for any occupant 18 years of age or older. A 2.95% credit card processing fee will also be charged. The application fee is non-refundable. Applications will not be processed until the application fee is paid.

  • If there is more than one adult per household, the application will not be processed until all applicants have applied. It takes approximately 2-3 business days to process applications 

  • Once approved, the Property Manager will need 5 business days to walk the home and ensure everything is ready to go. 

Income

  • Applicants are required to make at least 3 times the monthly rent. (For example, the gross household income must be at least $3,000 for a home that rents for $1,000 per month. All verifiable household income will be considered.

  • Applicants that make less than 3 times the monthly rent, but more than 2.5 times the monthly rent will be considered but a co-signer will be required. 

  • Applicants that make less than 2.5 times the monthly rent will be denied. Please do not apply.

Credit Score

  • We pull credit reports from Equifax only. 

  • Applicants with credit scores between 550-649 will be considered but at a higher deposit.

  • Applicants with credit scores between 500-550 will be considered on a case-by-case basis.

  • Applicants with credit scores below 500 will not be considered.

Pet Policy

  • Please review our Pet Policy* for more information about pets.

  • We will require a photo of you with your pet.

Possession

  • Applicants are required to take possession of the home within 45 days of when the home becomes available.

Landlord References

  • Applicant must have minimum of 5 years of rental history or 2 positive rental references.  

  • Additional deposit may be required if:

    -Late payments are reported

    -Applicant does not meet the above requirement

Criminal Background

  • A criminal background check will be run on each applicant. An applicant will be denied for any felony conviction within the past 7 years or if they have ever been convicted of a sex crime.

Co-Signer

  • For applications that require co-signers, the co-signers must have a credit score of at least 650 with no late rent/mortgage payments, no collection accounts or no tax liens. Co-signers must also make at least 4 times the monthly rent.

  • We do not take co-signers for credit, only income. 

Self-Employed Individuals

For self-employed applicants, we will need the following proof of income:

  • Two years of your most recent tax returns

  • Last 3 months of bank statements
