Everlane Property Management requires every tenant to submit an online application. Our system charges a non-refundable application fee per tenant over the age of 18 that will be living on the property. A submission of a social security number, along with various personal information for a credit and background check. The application be used for multiple properties. All final decisions on tenant approval are made by homeowners, usually within a 48 hour business day period. Everlane Property Management does not collect payment for application and cannot reimburse for applications. We wish you all the luck in your housing hunt!
Application Fees
An application fee of $35 is required for any occupant 18 years of age or older. A 2.95% credit card processing fee will also be charged. The application fee is non-refundable. Applications will not be processed until the application fee is paid.
If applicant pays the third-party screening service directly and a screening report is provided, the application fee of $35 will not be processed.
If there is more than one adult per household, the application will not be processed until all applicants have applied. It takes approximately 2-3 business days to process applications.
Once approved, the property manager will need 5 business days to walk the home and ensure everything is ready to go.
Income
Applicants are required to make at least 3 times the monthly rent. (For example, the gross household income must be at least $3,000 for a home that rents for $1,000 per month. All verifiable household income will be considered.
Applicants that make less than 3 times the monthly rent, but more than 2.5 times the monthly rent will be considered, but a co-signer will be required.
Applicants that make less than 2.5 times the monthly rent will likely be denied.
Credit Score
We pull credit reports from TransUnion only.
Applicants with credit scores between 600-649 will be considered, but at a higher deposit.
Applicants with credit scores below 600 will be considered on a case-by-case basis.
Applicants with credit scores below 500 will not be considered.
