Everlane Property Management requires every tenant to submit an online application. Our system charges a non-refundable application fee per tenant over the age of 18 that will be living on the property. A submission of a social security number, along with various personal information for a credit and background check is required. All final decisions on tenant approval are made by homeowners, usually within a 48 hour business day period. Everlane Property Management does not collect payment for application and cannot reimburse for applications. We wish you all the luck in your housing hunt! 

Application Fees

  • An application fee of $35 is required for any occupant 18 years of age or older. The application fee is non-refundable. Applications will not be processed until the application fee is paid.

  • If applicant pays the third-party screening service directly and a screening report is provided, the application fee of $35 will not be processed.

  • If there is more than one adult per household, the application will not be processed until all applicants have applied. It takes approximately 2-3 business days to process applications.

  • Lease start date must be within 20 days of application acceptance

  • Tenants relocating to Indianapolis area need to provide proof of future employment by relocation/job offer letter

  • All applications are considered incomplete without a successful viewing of the property.

Credit History

  • Minimum credit score of 660

  • Applicants with credit scores between 600-659 will be considered, but at a higher deposit.

  • Applicants with credit scores below 600 will be considered on a case-by-case basis.

  • Applicants with credit scores below 500 will not be considered.

  • Monthly gross income must be at least 3 times the rent

Rental History

  • EPM will verify all previous rental addresses and each Landlord reference provided.

  • No evictions in the past five years

  • Minimum of 1 year rental history in good standing is required for final approval

  • No applicants with outstanding monies owed to an apartment community or landlord will be accepted

Employment History

  • Proof of current employment with a minimum of 6 months at the current job (or for self-employed, two years of tax returns) You must have 2 years uninterrupted employment history.

  • Applicants are required to make a gross income of at least 3 times the monthly rent. (For example, the gross household income must be at least $3,000 for a home that rents for $1,000 per month. All verifiable household income will be considered)

  • Applicants that make less than 3 times the monthly rent, but more than 2.5 times the monthly rent will be considered, but a co-signer will be required

Criminal History

  • No violent crimes or felonies in the past 7 years

  • Applicants that are registered sex offenders will be denied.

  • All other felony convictions must be more than 3 years old.

  • Conviction of any drug-related offenses involving possession only, or alcohol-related offenses involving no permanent injury or death, must be at least 2 years old.
